NYC Building Code § 1107.6.1.2 (Group R-1) and § 1107.6.2 / § 1107.6.2.1 (Group R-2) — Type B+NYC and Type B Dwelling Units
Under the 2022 NYC Building Code, Section 1107.6 requires that in residential structures (Group R-1 per § 1107.6.1.2, Group R-2 per § 1107.6.2.1) with four or more dwelling or sleeping units, every unit intended to be occupied as a residence and not required to be an Accessible unit must be provided as a Type B+NYC unit (unless reduced per § 1107.7.4), an NYC-modified version of the ICC A117.1 Type B adaptable unit addressing doors, kitchens, and bathrooms. Where the lowest story containing dwelling units is the cellar, basement, or first floor, at least one such story must have an accessible entrance and accessible route from the building exterior, and all units on that story must be Type B+NYC units.
