Is this a substitute for title insurance?
No. The preview is informational — not an insured commitment. You'll still need a real title policy for closing. Our preview speeds up that process by flagging issues early.
How far back does the ownership chain go?
Depends on the county's digitized records. NYC ACRIS goes back to 1966 reliably. NJ county clerks vary (some back to 1900s). CT land records vary by town.
What are "municipal exceptions"?
Open permits, unresolved violations, tax warrants, unpaid water bills — issues standard title searches sometimes miss but that can block your closing. We surface them explicitly.
What happens in non-disclosure states (TX, KS, ID etc.)?
Sale prices are redacted by law in these states, but ownership chain, tax warrants, and deed metadata are still available. We mark what's available per state clearly.
Who is the title underwriter partner?
Varies by state — we work with First American, Stewart, and boutique regional underwriters. Partner is disclosed before you commit to the closing handoff.
