What does a subscription monitor?

Every building you subscribe to is checked once a day against city records. When a new violation, permit, complaint, tax lien, or certificate-of-occupancy change shows up, we email you — so you find out the next morning, not weeks later when it's already a fine. We also email you when a regulation that affects a monitored building changes or a filing deadline approaches. Pro monitors one building, Max monitors up to 50, and Unlimited has no cap.

Do I need a subscription?

Not for a single building — a one-time Full Analysis report is $15 with no subscription. Subscriptions are for ongoing monitoring: Pro watches one building, and Max and Unlimited cover a whole portfolio with daily checks and email alerts.

Every plan from Pro up removes any daily cap on property viewing and AI property chat, and unlocks all 11 data tabs on every property (including owner contacts and the investment Analyze tab). The market dashboard — notable sales, development hotspots, and construction permits — is included with every account. Max and Unlimited add the Prospector lead finder with 25 stackable filters, a clients CRM, and lead export.

Do I get anything for free?

Yes — sign up free to search any property and view most of its data (8 of 11 tabs), with a daily limit on how many properties you can open. No credit card required. A Pro subscription removes the daily limit; title history, owner contacts, full reports, and the Analyze tab are paid.

Can I add monitoring to a report?

A report is a one-time snapshot, so it doesn't change after purchase. For ongoing monitoring with email alerts, subscribe to Pro ($15/mo). Pro watches a building and includes a fresh report every month.

Do I keep my reports if I cancel?

Accepted Answer

Yes. Plans are month to month or annual with no contracts, and you can cancel anytime in your account. Any report PDF you have downloaded is yours to keep, whether it came from a one-time purchase or a subscription, and one-time reports also stay available in your account. When your subscription ends you lose the daily checks, alerts, and report updates, never the reports you already have.
