N.Y. Real Property Law Art. 14, §§ 460-466 (Property Condition Disclosure Act)
Requires sellers of residential real property to complete, sign, and deliver to the buyer (or buyer's agent) a Property Condition Disclosure Statement before the buyer signs a binding contract of sale. The 2023 amendment (A.1967/S.5400, Chapter 484 of the Laws of 2023), effective March 20, 2024, eliminated the prior $500-credit opt-out and added seven flood-risk questions (FEMA flood zones, flood-insurance requirements and history, prior claims, elevation certificate), expanding the statement from 49 to 56 questions.
