N.Y. Real Property Law § 440-a (Art. 12-A)
Prohibits any person, partnership, LLC, or corporation from engaging in, following the business of, or holding themselves out as a real estate broker or salesperson in New York without first procuring a license under Article 12-A (administered by the Department of State). Brokers must be twenty years of age or over and salespersons must be over the age of eighteen; the section is the foundational licensing mandate of Article 12-A.
