N.Y. Real Property Law § 442-d (Art. 12-A)
Bars any person, copartnership (partnership), limited liability company, or corporation from bringing or maintaining an action in any New York court to recover compensation for services rendered in buying, selling, exchanging, leasing, renting, or negotiating a loan upon real estate unless it alleges and proves it was a duly licensed real estate broker or salesperson on the date the cause of action arose. An unlicensed party therefore cannot enforce a real estate brokerage commission in New York courts.
