Requires listing and buyer's agents in residential transactions (one-to-four family dwelling, condominium, or cooperative apartment) to present a state-prescribed agency disclosure form and obtain a signed acknowledgment — listing agents prior to entering a listing agreement, and seller's/landlord's agents at the time of first substantive contact with the buyer or tenant. It defines and governs dual agency and dual agency with designated sales agents, each requiring written informed consent acknowledging that the agent gives up the right to undivided loyalty.
