Conn. Gen. Stat. § 20-325a
Bars any person not licensed under Chapter 392 from bringing an action to recover a real estate commission, and conditions a licensed broker's right to sue for a commission on a written contract or authorization that meets statutory requirements (in writing; names/addresses; date; conditions; required signatures; and a lien-rights notice when real property is involved). It also grants a licensed broker who is entitled to compensation a lien on the real property, subject to claim-for-lien procedures (written notice to the owner and prospective buyer/tenant, recording with the town clerk, escrow, and foreclosure timing), with specific provisions governing commercial real estate transactions.
