The NYC Zoning Resolution divides the City into Residence (R), Commercial (C) and Manufacturing (M) districts and regulates the use of land and buildings (Use Groups), the bulk and placement of buildings, and the maximum floor area permitted on a zoning lot (floor area ratio). Floor area ratio is the total floor area on a zoning lot divided by the lot area of that zoning lot (defined at §12-10). District designations pair a first number indicating use intensity (in C/M districts) or density (in R districts) with a second number after the hyphen indicating bulk/parking variations (e.g., C6-2), and letter suffixes (e.g., R10A) denote contextual districts intended to maintain or establish neighborhood scale.
