N.J.S.A. 55:13A-12
Under the Hotel and Multiple Dwelling Law, the owner of each hotel and of each multiple dwelling (occupied or intended to be occupied by three or more persons living independently of each other) must file a certificate of registration with the Commissioner of Community Affairs, accompanied by a fee, and post the validated certificate on the premises. The owner must file an amended certificate within 20 days of any change in the required information and annually certify (on or before July 1) that the information remains current. The owner must appoint an agent to receive service of process and the Commissioner's notices, who must reside or maintain an office in the county where the property is located. On any transfer of ownership, the new owner must file a certificate of registration and appoint an agent within 20 days.
