New York Multiple Dwelling Law (Consolidated Laws ch. 61-A), Article 3 (Multiple Dwellings—General Provisions), Title 1 (Light and Air, §§ 26–37) and Title 3 (Sanitation and Health, §§ 75–83)
State law (Consolidated Laws ch. 61-A) applicable to New York City that governs "multiple dwellings" — buildings occupied as the residence of three or more families living independently of each other. Within Article 3, Title 1 (Light and Air, §§ 26–37) sets minimum standards for height and bulk, room sizes, windows and skylights, and lighting and ventilation of rooms, while Title 3 (Sanitation and Health, §§ 75–83) sets standards for water supply, water-closet and bath accommodations, plumbing and drainage, heating, and cleanliness; these requirements apply in NYC alongside the Housing Maintenance Code and are enforced in part by HPD.
