N.J.A.C. 11:5-3.8
Sets the qualifications an applicant must meet to be licensed as a New Jersey real estate broker or broker-salesperson: at least three years of continuous full-time experience as a licensed real estate salesperson immediately preceding application (with a waiver path for brokers licensed in other states), completion of the prescribed broker pre-licensure education (the 90-hour general broker's course plus two 30-hour courses, totaling 150 hours per N.J.A.C. 11:5-2.1(g)), and passage of the State broker license examination, with application required within one year of completing the education requirement. A broker-salesperson must meet the same qualifications and must be employed by and act under the supervision of a duly licensed broker, and may not independently maintain an office or escrow account. The broader Subchapter 3 governs license terms (biennial two-year terms under N.J.A.C. 11:5-3.1).
