Riverdale is an affluent neighborhood in the northwest Bronx, often described as having a suburban character within city limits. Overlooking the Hudson River and Palisades, the neighborhood features large single-family homes, co-op apartment buildings, prestigious private schools, and Wave Hill, a public garden with panoramic river views.

Detached single-family homes (many on large lots), large co-op apartment buildings (6-20 stories), some condos, and institutional properties. The housing stock is more suburban than anywhere else in the Bronx.

Single-family homes from the 1910s-1960s, with many grand estates from the early 1900s. Co-op buildings from the 1950s-1970s. Limited new construction due to the built-out nature and community resistance.

Construction without permits (home additions and pool installations), facade maintenance on co-op buildings, tree damage violations, fire safety in older buildings, and occasional illegal subdivision of large homes.

Highest assessed values in the Bronx. Single-family homes in Tax Class 1 with assessments reflecting the premium location. Co-ops in Tax Class 2. Property taxes are moderate to high for the Bronx.

R1-2 and R2 (very low density) in the estate sections, R4 and R5 in the denser areas, R7 along major corridors. Riverdale Special Natural Area District provides environmental protections for the hilly terrain.

Riverdale has resisted large-scale development. The primary changes involve individual home renovations and occasional co-op building improvements.
