Pelham Bay is a residential neighborhood in the northeast Bronx, adjacent to Pelham Bay Park (the largest park in NYC at 2,772 acres). The neighborhood includes the communities of Country Club, Spencer Estates, and Pelham Bay proper, offering a mix of suburban-style housing and apartment buildings with good access to nature.

Single-family detached homes, two-family houses, small apartment buildings, and co-ops. The Country Club section features larger homes on bigger lots. The housing is predominantly owner-occupied.

Single-family homes from the 1920s-1960s. Apartment buildings from the 1940s-1960s. Some newer townhouse developments from the 2000s.

Construction without permits, illegal basement apartments, fire safety violations in older buildings, facade maintenance on apartment buildings, and tree damage violations.

Moderate assessed values for Tax Class 1 homes. Co-ops in Tax Class 2 with affordable assessments. Property taxes are relatively low compared to similar housing in other boroughs.

R3-2 and R4 residential in the single-family sections, R5 and R6 near the commercial corridors. Commercial overlays on Westchester Avenue and E. Tremont Avenue.

The neighborhood is largely stable. Pelham Bay Park improvements and the Hutchinson Metro Center (a commercial development nearby) are the most notable recent projects.
