Kingsbridge is a residential neighborhood in the northwest Bronx, named for the historic King's Bridge that once connected Manhattan to the mainland. The neighborhood features hilly terrain, prewar apartment buildings, and the imposing Kingsbridge Armory (the largest armory in the world). It offers affordable housing with good transit access.

Prewar walk-up apartments, elevator apartment buildings, some row houses, and the massive Kingsbridge Armory. The housing stock is predominantly rental apartments in 5-6 story walk-ups.

Walk-up apartments from the 1910s-1930s. Elevator buildings from the 1940s-1950s. The Kingsbridge Armory dates to 1917. Limited new construction.

HPD housing code violations (heat, hot water, pests, lead paint), facade maintenance on prewar buildings, fire safety violations in walk-ups, boiler issues, and construction violations from apartment renovations.

Low assessed values. Most buildings in Tax Class 2 with rent-stabilized tenants. Affordable property taxes make the neighborhood accessible for building owners, though maintenance costs can be high.

R7-1 and R6 residential with commercial overlays on Broadway and Kingsbridge Avenue. The Kingsbridge Armory has been the subject of various redevelopment proposals.

The Kingsbridge National Ice Center (proposed conversion of the armory into an ice sports complex) has been in development for years. The neighborhood is largely stable otherwise.
