N.Y. Real Property Law § 339-aa
Governs a condominium board of managers' lien for unpaid common charges: the lien continues until the sums secured (with interest) are fully paid or until expiration of six years from the date of filing, whichever occurs sooner, and may be foreclosed in like manner as a mortgage under RPAPL Article 13. The board must give the unit owner at least ninety days' written notice, in fourteen-point type, stating the property address and the specific amount due, before commencing a foreclosure action (this notice requirement was added by Chapter 433 of the Laws of 2025).
