N.Y. Real Property Law § 226-c
Before a landlord may raise rent by 5% or more or decline to renew a residential tenancy, advance written notice must be given on a schedule keyed to length of occupancy (or lease term, whichever is longer): at least 30 days if the tenant has occupied the unit less than one year, 60 days if occupied more than one year but less than two years, and 90 days if occupied more than two years. If timely notice is not given, the tenant's lawful tenancy continues under existing terms from the date actual written notice is given until the notice period expires.
