Conn. Gen. Stat. § 8-2
Connecticut's core zoning enabling statute. It authorizes the zoning commission of each city, town or borough to divide the municipality into districts and, within those districts, to regulate the height, number of stories and size of buildings and other structures; the percentage of the lot that may be occupied; the size of yards, courts and other open spaces; the density of population; and the location and use of buildings, structures and land for trade, industry, residence or other purposes. As substantially revised and reorganized by Public Act 21-29 (2021), subsection (d)(9) provides that zoning regulations shall not require more than one parking space per studio or one-bedroom dwelling unit, or more than two spaces per unit with two or more bedrooms, unless the municipality opts out under § 8-2p; and zoning regulations must, among other purposes in subsection (b)(2), affirmatively further the purposes of the federal Fair Housing Act (42 USC 3601 et seq.). The section was further amended by Public Act 23-142 (2023).
