NoLita (North of Little Italy) is a trendy neighborhood along Mulberry, Mott, and Elizabeth Streets between Houston and Broome. Once part of Little Italy, it has developed its own identity as a boutique shopping and dining destination with a mix of old tenement charm and contemporary style.
Old Law tenements (5-6 story walk-ups) with boutique retail at street level, some converted loft spaces, and a small number of newer condos. The housing stock is predominantly small apartments in older walk-up buildings.
Tenements from the 1880s-1900s form the bulk of the building stock. Some newer retail-oriented ground-floor renovations, but the upper floors remain largely unchanged.
HPD violations in older tenements, facade maintenance, fire safety issues in walk-ups, illegal short-term rental violations (common due to the neighborhood's tourism appeal), and construction violations from renovations.
Moderate assessed values for the residential units, with commercial ground floors adding to overall building assessments. Properties in Tax Class 2 benefit from assessment caps despite rising market values.
C6-2 and R7-2 zoning. The NoLita Historic District (proposed but not yet designated as of recent years) would provide additional protections. Currently, the neighborhood relies on the Special Little Italy District for some protections on its western edge.
The push for a NoLita Historic District continues. The neighborhood's character is largely stable, with change driven by retail turnover and apartment renovations rather than new construction.
