NoHo (North of Houston) is a small, affluent neighborhood between Houston and Astor Place, east of Broadway. Like neighboring SoHo, it features 19th-century commercial and manufacturing buildings, many now converted to luxury residences. The 2021 SoHo/NoHo rezoning opened the door for new residential development.

Converted loft buildings, cast-iron commercial buildings, and some newer condos. The building stock is similar to SoHo but smaller in scale. Ground floors typically contain retail or restaurants.

Commercial and manufacturing buildings from the 1850s-1890s. Very limited new construction historically due to the NoHo Historic District, though the 2021 rezoning may change this.

Facade maintenance on historic buildings, violations related to residential use in formerly commercial/manufacturing buildings, landmarks violations for unpermitted work, and construction violations from loft renovations.

High property values with a mix of commercial and residential assessments. Properties with manufacturing certificates of occupancy used for residential purposes face complex tax situations. The rezoning is gradually normalizing tax classifications.

Rezoned in 2021 along with SoHo: M1-5/R7X and M1-5/R9X allowing legal residential development. NoHo Historic District (designated 1999) requires LPC approval for exterior changes. Mandatory inclusionary housing in the rezoned areas.

The 2021 SoHo/NoHo rezoning is the most significant change, potentially enabling new residential construction with mandatory affordable housing.
