Gramercy is a small, prestigious residential neighborhood centered on Gramercy Park, one of only two remaining private parks in Manhattan. The neighborhood stretches roughly from 14th to 23rd Streets between Park Avenue South and Third Avenue. Its quiet, tree-lined streets and well-maintained prewar buildings make it one of Manhattan's most desirable addresses.
Prewar co-ops and condos, brownstones and townhouses (especially around the park), some postwar apartment buildings, and limited new construction. Many buildings along the park are in the Gramercy Park Historic District.
Townhouses around the park from the 1840s-1860s. Apartment buildings from the 1900s-1930s. Very limited post-1960 construction preserves the historic character.
Facade maintenance on older buildings, landmarks violations for unpermitted changes in the historic district, elevator violations in prewar buildings, and occasional fire safety issues. Generally a well-maintained neighborhood with fewer violations than average.
High market values but moderate assessed values due to Tax Class 1 and 2 caps. Gramercy Park-adjacent properties command premium values. Co-ops benefit from assessment limitations.
R7-2 and R8B residential zoning with limited commercial overlays. Gramercy Park Historic District (designated 1966) restricts new development and exterior modifications near the park.
The neighborhood's character has remained remarkably stable. Nearby developments like One Madison (2013) and new construction along Park Avenue South have brought luxury condos to the periphery.
