Battery Park City Property Search

Battery Park City is a planned community built on 92 acres of landfill along the Hudson River on the southwestern tip of Manhattan. Developed beginning in the 1980s, it features residential towers, parks, a waterfront esplanade, and commercial buildings including Brookfield Place. The Battery Park City Authority governs the area under a unique land-lease arrangement.

Residential condos and rentals in mid-rise and high-rise towers, commercial office buildings, and institutional properties. All buildings sit on land leased from the Battery Park City Authority, creating a unique ownership structure.

Most buildings were constructed between 1985 and 2010. The community was built in phases, with Gateway Plaza (1983) among the earliest and newer towers completed in the 2000s.

Facade maintenance on 1980s-1990s towers, elevator violations, fire safety compliance, and flood-zone-related violations post-Hurricane Sandy. The relatively newer building stock means fewer structural violations than older Manhattan neighborhoods.

Unique tax situation due to the ground lease structure. Condo owners pay property taxes plus ground rent to the Battery Park City Authority. PILOT (Payment in Lieu of Taxes) arrangements apply to some commercial properties.

Special Battery Park City District with its own zoning and design guidelines administered by the Battery Park City Authority. The authority controls building design, maintenance standards, and use regulations.

The Battery Park City Resiliency Project is adding flood protection infrastructure. The South Battery Park City neighborhood (near Wagner Park) has seen recent landscape renovations.
