NYC Rent Guidelines Board Apartment & Loft Order #57 (2025-26)

Apartment & Loft Order #57, adopted by the NYC Rent Guidelines Board on June 30, 2025, sets the allowable rent adjustments for rent-stabilized apartments and Section 286(7) lofts with leases commencing on or after October 1, 2025 through September 30, 2026: 3% for one-year renewals and 4.5% for two-year renewals. The Board issues a new order annually under the authority of the Rent Stabilization Law of 1969 (as amended) and the Emergency Tenant Protection Act of 1974.
