Multiple Dwelling Law Article 7-C (§§ 280-287), the Loft Law, governs the legalization of former commercial and manufacturing buildings used as residences, designating qualifying buildings as Interim Multiple Dwellings (IMDs) under the jurisdiction of the NYC Loft Board. It requires owners to bring IMDs into compliance with fire-safety and code standards and to legalize the units, and it provides rent protection for covered occupants (interim rent guidelines and MDL Section 286(2) rent adjustments, with units becoming rent-stabilized upon legalization). It is implemented through the Loft Board's rules codified at Title 29 of the Rules of the City of New York (Chapters 1-2).
