N.Y. Real Prop. Law Art. 9-B (§§ 339-d to 339-mm)
New York's enabling statute for the creation and governance of condominiums (short title "Condominium Act," RPL § 339-d). It establishes how property is submitted to condominium form via a recorded declaration and floor plans, the required contents of the declaration and by-laws, unit and common-element definitions, common-interest allocation, the board of managers, common charges and liens, and unit-owner rights and obligations. The condominium governing-document regime interlocks with the Attorney General offering-plan requirements under General Business Law § 352-e/§ 352-eeeee.
