Tottenville is the southernmost neighborhood in New York City, located at the tip of Staten Island. A quiet, suburban community with a small-town feel, Tottenville features tree-lined streets, waterfront views, Conference House Park (a Revolutionary War site), and some of the most affordable single-family housing in the five boroughs.
Detached single-family homes (many Colonial and ranch style), two-family homes, and some newer townhouse developments. The housing stock is almost entirely owner-occupied single-family residential.
Older homes near the waterfront from the 1890s-1920s. Most of the housing stock from the 1950s-1980s. Some newer construction from the 2000s-2020s, including post-Sandy rebuilds.
Construction without permits (home additions, decks, pools), flood zone compliance (portions of Tottenville are in FEMA flood zones), tree damage violations, and occasional illegal conversion violations.
Moderate assessed values for Tax Class 1 single-family homes. Property taxes are among the most affordable in NYC for homeowners. Flood insurance requirements in coastal areas add to ownership costs.
R3-1, R3-2, and R3A (low-density residential). Very limited commercial zoning. The low-density character is firmly established through zoning. Flood zone regulations post-Sandy affect coastal properties.
Post-Hurricane Sandy rebuilding and resiliency improvements dominate recent development. Some homes were elevated or rebuilt to meet new FEMA flood standards. The neighborhood remains largely suburban and stable.
