Sunset Park is a diverse working-class neighborhood in southwest Brooklyn, home to Brooklyn's Chinatown (along Eighth Avenue), a large Hispanic community, and the Industry City development along the waterfront. The neighborhood's elevated park offers panoramic views of the Manhattan skyline and New York Harbor.

Row houses (2-3 stories), small apartment buildings, mixed-use buildings along commercial corridors, industrial/warehouse properties along the waterfront, and the Industry City complex. Housing is predominantly affordable.

Row houses and small apartments from the 1900s-1930s. Industrial warehouses from the early-to-mid 1900s. The Industry City complex (formerly Bush Terminal) dates to the early 1900s with ongoing renovations.

Illegal conversions (basement and cellar apartments are common), HPD housing code violations, construction without permits, fire safety violations in overcrowded buildings, and industrial/environmental violations along the waterfront.

Low assessed values relative to much of Brooklyn. Tax Class 1 properties with affordable tax bills. The Industry City development has complex commercial tax arrangements.

R5, R6 residential with C2 commercial overlays. M1 and M3 manufacturing districts along the waterfront. The Industry City rezoning proposal (withdrawn 2020) would have allowed broader uses in the industrial area.

Industry City has transformed the waterfront into a creative and commercial hub, though the rezoning proposal's withdrawal limits further expansion. Eighth Avenue continues to grow as Brooklyn's primary Chinese commercial district.
