Sunnyside is a quiet residential neighborhood in western Queens, known for the historic Sunnyside Gardens (a planned garden community from the 1920s), excellent transit access via the 7 train, and a diverse, community-oriented atmosphere. The neighborhood offers a suburban feel with easy access to Manhattan.

Attached row houses (particularly in Sunnyside Gardens), two-family homes, prewar walk-up apartments, co-ops, and some newer condos. The housing stock is predominantly low-rise and well-maintained.

Sunnyside Gardens homes from the 1924-1928 period. Row houses and apartments from the 1920s-1940s. Limited new construction. The Sunnyside Gardens Historic District preserves the original planned community.

Illegal alterations to Sunnyside Gardens homes (violating historic district and deed restrictions), construction without permits, HPD housing code violations in walk-ups, facade maintenance, and fire safety violations.

Moderate assessed values. Tax Class 1 homes with capped assessments. The neighborhood offers affordable property taxes relative to its transit access and location. Sunnyside Gardens properties command modest premiums.

The Sunnyside Yard master plan envisions a massive mixed-use development over the LIRR rail yard, which would be one of the largest development projects in city history if realized.
