A typical appraisal requires checking 6+ agency websites — DOB BIS for permits and C of O, HPD for violations, DOF for tax assessments, ACRIS for sales history, ZoLa for zoning, and more. Each site has its own interface, search format, and quirks.
RegWatch pulls all of this into one search, one dashboard. Enter any address, BBL, or BIN and get a complete property profile in seconds — building specs, assessed values, permit history, violations, zoning/FAR, and comparable sales data.
Whether you're selecting comps, making adjustments, or documenting highest and best use, the data you need is already organized and ready to reference.
For volume appraisers handling 10-20+ assignments per week, the time savings compound fast. Replacing 30-60 minutes of manual data gathering per property with a single RegWatch search means reclaiming 5-20 hours per week.
For desktop appraisals, RegWatch provides the building specs, tax data, and permit history you need without a site visit. For field appraisals, review the property profile before you drive out — know what to look for and what questions to ask.
Every RegWatch report can be exported as a PDF for your workfile, providing clear documentation of the data sources used in your analysis. Data is sourced from official government databases, supporting your obligation to use reliable data under USPAP standards.
RegWatch aggregates publicly available data from official government databases (DOB, HPD, DOF, ACRIS, etc.). While the data sources are authoritative, RegWatch reports are provided for informational purposes. Appraisers should verify critical data points against primary sources as part of standard practice and reference original records in final reports.
RegWatch provides square footage, lot size, year built, number of floors, total units, building class, building style, property class description, and condition data where available. Coverage varies by state: NYC properties have the most complete data via PLUTO and PAD, while NJ and CT records come from state parcel and CAMA databases.
Property data is sourced from live government APIs and updated databases. Tax assessments reflect the latest published rolls. Violation and permit data is pulled daily from DOB, HPD, and ECB APIs. Title records are sourced from the most recent ACRIS filings. Cache windows are 7 days for property data and 30 days for autocomplete.
